Villa Vistancia in Lo de Marcos just 20 minutes North of Sayulita, is a newly constructed (2024) exquisite hilltop retreat. Located in a gated community this house boasts accommodation for up to 15 guests across 5 beautifully appointed bedrooms. Indulge in our resort-style amenities, including a heated infinity pool that overlooks the ocean and lush jungle. 

The Space
Designed by award-winning Zozaya Architects and crafted to perfection by locally renowned architect and builder Estela Gayosso, this home exudes sophistication and warmth. Daily housekeeping is included, and an amazing local cook can be hired for dinners.

Four bedrooms feature king beds that can be effortlessly transformed into twin beds, offering flexible sleeping arrangements to suit your needs. The fifth bedroom is a cozy bunk room adorned with two queen beds and three lofted twin beds, making the house perfect for larger groups or families.

The top floor welcomes you with an open floor plan, seamlessly integrating a spacious kitchen complete with a walk-in pantry, stylish living area, and a dining space with a custom table that can comfortably seat 12-16.

One of the best trips we have ever been on!!
This is going to be a bit of an essay of a review (not paid or requested!) — we just genuinely had the best time, and I always appreciate a clear, detailed review when I’m choosing a place.

First, the location: the house is about 50 minutes from Puerto Vallarta. The drive takes you along a jungle road through small towns if you take the toll-free route, which we did, and we had no issues at all. If you plan to cook much (we were a group of 4 adults and 6 kids, so eating at the house worked well for us), I recommend doing a big grocery shop in Puerto Vallarta before heading up. There are a few small shops in town, but we didn’t find anywhere great for a full grocery run.

When we arrived at the house, we were blown away — the photos honestly don’t do it justice. Waiting for us were two huge bowls of fresh salsa and guacamole along with margaritas, which was the perfect welcome after a long travel day. We quickly cooked up some chicken and called it dinner.

The main living space is incredible. It’s large and can be completely opened to the air, which makes it feel like you’re living right in the jungle. We didn’t close the doors the entire trip. The pool was amazing, and if you request it, it can be heated. For our group with six kids, this was a must — it guaranteed entertainment and meant the kids could swim even at night when it cooled down. (Bring bug spray they seemed to come out for a short time in the evenings.)

Downstairs, beneath the main living area, are five large bedrooms, each with its own bathroom. In some ways it feels like a boutique hotel because you can retreat to quiet private spaces away from the activity upstairs. Another family easily could have joined us. (We don’t have babies anymore, but if you did, you’d likely want a baby monitor because the bedrooms are downstairs.)

The house is in a quiet gated neighborhood. There’s also a short paved loop driveway with some serious hills, which was perfect for morning runs or walks before it got too hot — something we did almost every morning.

Most of our days followed the same rhythm: morning workout and swim, pack lunches, then head out for beach adventures. We’d be gone most of the day and come back in the evening to cook dinner or grab tacos from one of the amazing street taco trucks in town. One night we fed our very hungry group of 10 for about $60 USD — fresh tortillas and incredible sauces. We would race back down to the beach for ice cream and sunset watching!!

Some outings we loved:
• Lo de Marcos Beach – This was our favorite. Easy parking right by the beach, plenty of shade, tide pools to explore, sand to play in, and surfboards to rent for about $40. It felt peaceful and family-friendly.
• San Pancho – A fun day of walking around, shopping, and eating. Smaller and charming.
• Sayulita – About 20 minutes away. We did some shopping and went whale watching with an amazing crew.

Honestly, though, our favorite days were simply beach + pool days.

We absolutely loved Lo de Marcos. It felt like a safe, quiet surf town that we would gladly return to.

While we were there, there were some news reports of unrest in parts of the country. I mention this only to say that Emily and her entire team were incredibly attentive and caring, making sure we had everything we needed and felt comfortable. Emily, the house manager, and the house cleaner were all wonderful.

We had such an amazing experience here. I don’t say this lightly — we will absolutely return, and I’ll be recommending this house and this town to others.

Outstanding Property!
Our family stayed here for Christmas in December 2025. Emily and Arcelia were first class in their communication and service, which allowed us the ability to truly unwind. The property was clean and well maintained. The view from the patio is incredible and it was a quick drive to the beach to enjoy the sun and ocean waters. Arcelia prepared multiple meals for us, which were all amazing. We would highly recommend this property to anyone wanting relax and enjoy the local vibe throughout the area.

Best Bachelotette Stay Ever!
I stayed at Villa Vistancia in Lo de Marcos for my bachelorette trip with a group of 12 girls, and it was truly the most perfect weekend I could have imagined. The villa is stunning— spacious, beautifully designed, and perched in a spot where the sunsets are absolutely magical every evening.

From the start, Emily and Arcelia went above and beyond to make sure everything ran smoothly. My best friend handled most of the planning, and they were incredibly responsive and helpful, offering great activity ideas and local recommendations for a big group like ours.

The villa has private gated entry, which made getting up to the house a little tricky at first, but Arcelia was amazing, she helped coordinate and made sure we had everything we needed, making the entire experience feel seamless and easy.

I truly couldn’t have asked for a better setting or more supportive hosts. Emily and Arcelia, thank you for making this such a special and unforgettable celebration!

You do not have to leave the property (we enjoyed lounging around the firepit and in the pool), but, if you do (we did), it is well worth checking out San Pancho (~20 minutes away by car) at sunset. Find a spot on the beach for the sunset and then walk back into “downtown” where enchanting lights and decorative flags are strewn up and down the streets. There is also a local farmers/artisan market on Saturday mornings in the main square in Lo De Marcos that we enjoyed checking out and beach access was nearby. Arcelia (the house manager and a caterer) was super helpful — got us groceries, made us delicious food and put us in touch with a great local, family-run taxi service that knew the house and area well. We really enjoyed being a bit off the beaten path in this beautiful home with resort-like amenities and think you would as well!

Stunning Villa and Vacation not to be forgotten
We stayed for 7 days at Villa Vistancia and nearly everything exceeded our expectations. We were a group of 6 adults and 5 children. The layout is wonderful for larger groups as there are several areas to get together. Each of the bedrooms are quite large with amazing washrooms. Many bedrooms have their own patios as well.

Special mention to Arcelia and her team. They cooked some incredible meals for our families - our children loved watching her as she prepared the meals and she had some terrific suggestions for all of us.

We really loved being in a quiet and safe area yet close enough (7 mins drive) to the town of Lo De Marcos and the beach. San Pancho is also only 15 mins away and is also worth visiting.

Emily was a great, responsive host - answered all our questions and helped us with anything we needed. We will be back!

Best vacation rental!
The bridal party stayed here for 5 nights for our wedding and it was absolutely perfect. The design of the house is perfect for hosting, hanging out, partying and enjoying the sunset. I couldn’t have asked for a better stay and the house was always clean and the staff was very helpful. 10/10!

Beautiful home, great for families!
This is such a special place and we loved our time here with our family and friends. The main level is wide open with comfortable places to hang out both inside and out. Groups can gather around the pool, the fire pit, the bar or the big communal table. Downstairs, the bedrooms are quiet and comfortable, and have lovely views into the surrounding gardens and jungle. It’s also a short trip to Lo de Marcos, San Pancho and Sayulita. We highly recommend staying here for a really special visit to Mexico.

Welcome to paradise- the perfect vacation rental!
We absolutely loved our family vacation in this resort-like rental property. It was perfectly appointed with the best indoor/outdoor flow ever. The breathtaking ocean views, infinity pool, and lush landscaping really makes this house extra special. It offered plenty of space for our two families of five (10 total) to relax comfortably. It’s a newly built home and we appreciated all the new amenities. The comfy beds, beautiful en-suite bathrooms, modern kitchen, outdoor bar and entertainment area, the huge laundry room and AC in each room were definitely pluses. We loved this undiscovered gem of a beautiful Mexico beach town. We will definitely be back to stay and can’t wait explore more of Lo de Marcos and this dreamy coastal paradise!
